Planning permission granted by the City of London Corporation for the refurbishment of 7 Newgate Street, EC1 by LS Estates, for investment manager Doric Partners on behalf of its owner, GENO 7 Newgate Street GmbH & Co KG.

The existing building will be extensively refurbished and extended to create 75,000 sq ft (7,000m2) of Category-A and BREEAM excellent office space, including a new 1,300 sq ft (121m2) rooftop pavilion on the 7th floor, with an extensive terrace.

The new pavilion will be accessible to all occupiers in the building. Private terraces will be created on the 6th and 7th floors. The building will also benefit from a street-level ramp, which will lead straight down to the basement commute facilities, ensuring that tenants who run or commute by bike have a high-quality arrival experience.

Designed by Morrow + Lorraine architects, work is due to start on site in September 2021.

J-J Lorraine, Director at Morrow + Lorraine Architects, said: “The entire consultant team is focussed on both the customer experience and the environmental performance of the building. We have optimised energy use and carbon emissions, reduced water use, and provided for ecology and biodiversity in the landscape design through native tree planting and wildlife friendly shrub and herbaceous planting on the roof terraces.”

Savills was appointed as the sole leasing agent on the building.

Planning Application ref. no. 20/00487/FULL: External alterations including, facade and fenestration replacement and replacement office entrance; part demolition and extension at roof level to create a roof top pavilion for Class E use and reconfigure the plant room; creation of roof terrace at 7th floor and associated hard and soft landscaping; provision of cycle parking and associated facilities; and other ancillary works.
