Developer Seaforth has appointed BAM Construction to deliver the £110 million refurbishment of the Grade II listed Space House.

Squire and Partners has led the redesign of the buildings originally designed by Richard Seifert in 1968, which will include the construction of two new floors of office accommodation on top of the existing 15 storey tower, a top floor extension to the interconnected eight-storey block and reconfiguration of the internal cores and basement levels.

The project will refurbish both buildings to create 255,000 sq ft of Grade A office space.

Space House will offer extensive public realm improvements and the replacement of existing car parking spaces with London’s highest-provisioned cycle centre. New public, retail and event spaces will also be created for the basement and ground floor levels.
The highly sustainable, smart building is designed to BREEAM Outstanding.

Enabling works are underway and main construction work is scheduled to start in April 2022, with a planned completion for Q3 2023.

Chris Railston-Brown, Development Director, Seaforth, commented: "We are delighted to announce the appointment of BAM Construction to deliver Space House. BAM Construction and the consultant team have worked tirelessly to ensure the reinvented Space House will turn from vision to reality. This is a great step forward for the Central London office market and reinforces our commitment to delivering exciting new spaces and opportunities. Space House will offer market-leading and sustainable office space in Central London, and we are looking forward to working with the BAM Construction team to bring Space House to life."

Rod Stiles, Regional Director, BAM Construction London, said: "This is the first time we have worked with Seaforth and we are delighted to have been chosen to deliver the exciting refurbishment of this iconic building. We will ensure that quality and sustainability is at the heart of this scheme that will establish Space House as the first-Grade II Listed refurbishments to be awarded a BREEAM Outstanding certification. As with all our projects, and alongside Seaforth, we will look to ensure that this landmark scheme delivers wider social value to the local area and we are working with the surrounding community to identify opportunities to support local initiatives and programmes."
