Overview
Carrick Yard is a new residential-led mixed-use development in London NW8.
The Luton & Fisherton Street development comprises 171 new homes, with 62 affordable homes provided at social rent. 109 homes are for sale and 62 are designated affordable, including 12 townhouses.
A new 490m² sports hall and community space were also built for the wider neighbourhood to benefit from. The new Church Street Community Sports Centre, run by Everyone Active in partnership with Westminster City Council, features a three-court sports hall suitable for football 5 a-side, basketball, futsal, netball, volleyball, badminton, and table tennis.
The new homes are surrounded by a green pathway between Fisherton Street and Salisbury Street, called the Green Spine.
Over a third of the new homes are affordable and the project includes a sports hall, green landscaped area and community space.
The development includes apartments for open market sale, affordable housing - social and intermediate rent, a 3-court sports hall and community space, extensive landscaping both private and publicly accessible and lower ground level car and cycle parking, an energy centre and building servicing.
New Homes For Sale and Rent
The development includes homes for private sale and 62 affordable homes. Some of these are for social rent and some are intermediate.
There are 76 underground car parking spaces, a three-court sports hall and a community space.
A £ 3 million contribution will be made to infrastructure and public realm funds and £2.4million contributed for work to surrounding residential buildings.
As part of the S106 agreement, Westminster and Linkcity will engage with local schools and this could include access to the sports facilities.
The project is part of the wider Church Street Regeneration programme which is expected to deliver 1,240 new homes, over half of which will be affordable. The council has made a commitment to deliver 1,850 affordable homes across Westminster by 2023.
History
2019 October - Work started in 2019 and is expected to last for around two and a half years.
March 2019 - Planning permission granted.
2017 September - Planning application submitted for: Demolition of buildings and redevelopment to provide two six storey buildings above lower ground and row of three storey townhouses comprising up to 168 residential units with ancillary facilities (Class C3) and a Sports Hall (Class D2), and associated car park, energy centre and all other works incidental to the proposed development. 17/08619/FULL.
