50 Baker Street at 38-70 Baker Street is a mixed-use development in Marylebone, London W1.
The scheme is a joint venture between Derwent London, Lazari Investments, and the landowner Portman Estate. The project focuses on delivering sustainable, net-zero carbon buildings. The project aims to reduce energy consumption, increase green spaces, and enhance social sustainability.
The development will provide high-quality office space while ground floor enhancements aim to improve the public offer and surrounding public realm. Existing residential units will be replaced with more high-quality units, and off-site affordable housing will be provided at 2-4 Castle Lane.
Originally developed in the late 18th century by the Portman Estate, the site has evolved from residential terraces to a mixed urban street-scape of shops, offices, and homes in buildings dating from the 19th and 20th centuries.
In 2023, the 50 Baker Street site consists of five buildings: Accurist House (38-52 Baker Street), Watson House (54-60 Baker Street), 62-64 Baker Street, 66-70 Baker Street, and 43-44 Dorset Street.
The current buildings 122,300 sq ft are mixed-use, with retail at ground floor and primarily office space on upper floors, along with some private residential properties in Accurist House. The buildings present a main face onto Baker Street and a less coordinated rear onto Broadstone Place, which houses bin storage, parking, and access to the buildings' basements used for private car parking.
In Q4 2021, a 50% interest in 50 Baker Street was acquired by Derwent London from Lazari Investments, forming a 50:50 joint venture.
In March 2024 Derwent London plans to start development in early 2026. Planning consent is expected in H1 2024.
