Overview
Botanical House is a planned Build-to-Rent development at the former Croydon Park Hotel site in Croydon, London CR9.
The development is set to be one of Croydon's most sustainable buildings in the heart of the emerging cultural quarter. The 39-storey tower and 9-storey mansion block will sit atop the basement structure of the existing hotel and offer 447 high-quality homes, along with co-working spaces, residential amenity areas, and use class F1/F2 fronting Altyre Road.
The proposal features landscaped gardens and a large private courtyard, adding significant urban greenery to the area. The site, located near East Croydon Station and Park Hill Park, was previously home to a derelict hotel.
The building has been designed to meet a number of sustainability targets, including BREEAM Outstanding and Fitwel 3-star wellness, and will utilize the existing basement structure wherever possible to reduce its carbon footprint. The inventive façade design balances daylight levels, overheating, and ventilation requirements while optimising glazing ratios.
Inspired by Croydon's mid-century heritage, the proposal draws aesthetic cues from Seifert's NLA tower and incorporates biophilic design elements, such as natural materials and an earthy terracotta façade, connecting it to the neighboring Park Hill Park water tower. The building seeks to marry nature with the concrete aesthetic of the post-war era, creating a harmonious blend of the past and present.
