840 Old Kent Road is a mixed-use development in the Old Kent Road Opportunity Area London SE15.

The scheme will create a new Aldi store, 168 new homes including 36 per cent affordable housing.

The scheme will involve the demolition of the existing single-storey building and construction of two residential towers comprising 13 and 21 storeys. The development will deliver approximately 16,900 sq ft of new retail space on the ground floor, below the residential towers. This space will rehouse Aldi in a much improved and modernised unit.

The residential towers will deliver 168 apartments between them. 35% of the new residential units will be affordable homes with a 70%-30% social and intermediate split.

The scheme includes a large children’s play area and there will be a £359k contribution to improvements to nearby Brimmington Park. It will also generate new jobs for Old Kent Road, both in its construction and in future.

The scheme will provide 25 new charging points for electric vehicles and the building will utilise communal heating that can be connected to the SELCHP network in future.

Overall, the development achieves a 37 per cent greater reduction in CO2 emissions than currently required by building regulations.

Old Kent Road Regeneration
The redevelopment is part of a wider regeneration taking shape along Old Kent Road. The site falls in the sub-area of OKR 17 as defined by Southwark’s Area Action Plan (AAP). The AAP calls for new frontages to Old Kent Road with shops, supermarket, cafés and restaurants at ground floor level and residential apartments above. The developing scheme improves upon the outlined Master Plan within the AAP and will be at the forefront of the planned re-generation; given its immediate deliverability. The total regeneration taking shape in Old Kent Road is set to deliver 20,000 new homes, two new primary schools, 10,000 new jobs, as well as major investment in the Bakerloo Underground Line extension over the next decade.


2020 March - Developer, PPR Estates receives planning permission for the scheme comprising the demolition of the existing single storey building and construction of 168 flats across two residential towers comprising 13 and 21 storeys. Stace LLP has been delivering project management and employer’s agent services to PPR Estates since 2017. Bogle Architects and DP9 Planning Consultants also make up the project team.

February 2020 - The proposal to demolish the existing building and replace it with a new, taller building to provide homes was approved at Southwark council’s planning committee on Wednesday 5th February 2020, subject to referral to the Mayor of London. Southwark Council Ref. no. 19/AP/1322 Bogle Architects on behalf of PPR Estates.

1996 - Aldi store opens.
