Montford Place is a Build-to-Rent development near Kennington station in London SE11.

Connected Living London, a long-term partnership between Grainger plc and Transport for London, is delivering 139 new homes for rent with 40 per cent affordable.

The two new buildings are designed by Hawkins/Brown.

The new mixed-use development of rental homes and more than 2,700m2 of light industrial workspace in north Lambeth was given the go-ahead in December 2020.

New Homes
A mixture of studio, one-, two- and three-bedroom homes will be available. The affordable homes will be provided at a discount to open market rates for rent.

The development features a sustainable energy system, which includes solar panels. The buildings also have roof gardens, biodiverse roofs, hedges and bird boxes to help to provide shelter and roosting sites for birds.

More than 2,700 sqm of light industrial space is being created as part of the development. Building on the area's history of the industry, this space offers an opportunity for a range of businesses such as a fashion studio, photography workspace or cycle repair shops. The central mews street can be used to bring the community together by hosting pop-up markets and street food vendors.


2020 December - Lambeth council agrees to grant permission for the plans proposed in application no. 20/01086/FUL.

2020 March - Planning application submitted for the redevelopment of the site including the demolition of all existing buildings and structures, and erection of 2 linked buildings ranging from 6 to 11 storeys to provide a mixed-use scheme comprising light industrial employment floorspace (Class B1c) with ancillary co-working/café space and residential units (Class C3) together with hard and soft landscaping and other associated works. Lambeth Council ref. no. 20/01086/FUL.
