Overview

80-84 Brook Street is a Grade II listed 4-storey mansion block in Mayfair, London W1.

The building is bounded by Brook Street, Binney Street and Gilbert Street and is in the Mayfair Conservation Area.

Designed by Maurice Hulbert in a Wrenaissance style, the block was completed in 1912.

The building has 4 storeys with a steep slate dormered mansard and basement. It is constructed in a fine pointed red brick with stone dressings. It has a symmetrical composition with pedimented central fronts to Gilbert Street and Brook Street and with a mostly blind façade to Binney Street.

There is a substantial open pavement skylight passage with cast iron area railings. The ground floor has an ashlar facing with channelled coursing and voussoirs to arched windows, completed with a semi-continuous substantial cantilevered stone balcony which is part supported off small brackets and finished with ornate iron railings. There are brown glazed bricks to the basement on the front and Gilbert Street facades. Above the ground floor, the building is faced in red brick with stone window architraves, a projecting stone band at third floor level and stone eaves cornice. There are prominent red brick chimneystacks set on the main load bearing walls.

The pedimented centrepieces to both main elevations have two storey grand ashlar facings with stone and brick above. The façades here are completed with giant pilasters, splayed corners with rusticated stone quoins, tall ornate finials and a deep bracketed cornice. The first and second floors of the Brook Street centrepiece are finished with finely carved lugged architrave surrounds to the arched sash windows, while those in the Gilbert Street centrepiece are in tripartite pairs with columns and entablature. There is a three bay single storey wing extending north.
