Description of Carmelite Riverside

Carmelite Riverside is a speculative office development in the City of London overlooking the Thames.

- 130,000 sq ft Grade A headquaters office building
- Joint venture between Quadrant Estates and Orion Capital Managers

The Thameside site, which was previously Taylor Wessing's HQ and originally built in 1992, provides 130,000 sq ft of net office space. Quadrant and Orion have refurbished the existing building with gross development value of £120 million.

The building was rebranded Carmelite Riverside after the purchase in 2012 and went through an extensive redevelopment lead by Quadrant Estates with contractor Morgan Sindall. Designed by Fletcher Priest Architects, the refurbished building now offers 135,000 sq ft of office space with 20,000 sq ft office floor plates, and a spectacular 7,600 sq ft roof terrace overlooking the Thames.

Carmelite Riverside will be completed on schedule in May 2014 following an extensive redevelopment of the original freehold building.

December 2013 - Orion Capital Managers and Quadrant Estates announce the exchange of contracts with publishing firm Hachette UK to take a long term lease of the whole of Carmelite Riverside,50 Victoria Embankment, London EC4. Hachette UK will occupy most of the 135,000 sq. ft. building, and in the new year will market two floors, amounting to just under 40,000 sq. ft. for sub-letting. Rent and lease terms are undisclosed. Hachette UK employs about 1,500 people in the UK, some at locations outside London. Its principal office is at 338 Euston Road, London NW1. Knight Frank and CBRE acted for Orion Capital Managers and Quadrant Estates and Jones Lang LaSalle acted for Hachette UK.

January 2013 - construction starts at Carmelite Riverside.

July 2012 - Orion III European 20 S.a r.l buys the building- the former Daily Mail HQ - and appoints Quadrant Estates as its development manager. The partially Grade II listed building at 50 Victoria Embankment, EC4, was sold as a vacant building by clients of Aberdeen Asset Management.

Orion and Quadrant Estates have topped out Carmelite Riverside in London’s Midtown, with a ceremony held on site in alongside their contractor Morgan Sindall and Fletcher Priest Architects.

Carmelite Riverside is a 135,000 sq ft office building located at 50 Victoria Embankment, London EC4. The building will be completed on schedule in May 2014 following an extensive redevelopment of the original building. In December 2013, Orion and Quadrant Estates announced the letting of the whole building to publishing firm, Hachette UK.

Graham Tyler, Director Quadrant Estates, said: “We are extremely proud of the quality of the building designed by Fletcher Priest Architects. This has been proven by the early letting to Hachette UK who will take possession of the building in May. We look forward to welcoming them to Carmelite Riverside.”

The project team includes quantity surveyors Gardiner & Theobald, engineers WSP, and MEP engineers ChapmanBDSP. Project management on the site is by Second London Wall.

Orion Capital Managers and Quadrant Estates have announced the appointment of Morgan Sindall as building contractor on Carmelite Riverside, the 135,000 sq ft prime riverside office development at 50 Victoria Embankment. Work will start on the redevelopment immediately.

Tristram Gethin, Quadrant Estates said:

“This is a significant step forward and we can now get cracking on what is one of London’s most exciting and enviable office locations adjacent to the brand new Blackfriars station. The additional floor delivers more premium office space for occupiers and the 7,500 sq ft roof terrace provides one of the very best views in London. This is what sets Carmelite Riverside apart.”

Morgan Sindall will be responsible for the £25m construction of the redevelopment to Grade A standard, which offers river frontage and typical floor plates of 21,000 sq ft over eight floors. Carmelite Riverside will be completed and ready for occupation in April 2014. The redevelopment will include new cladding to optimise the building’s position and views.

Orion Capital Managers bought Carmelite House last July from Aberdeen Asset Management and entered into a joint venture agreement with Quadrant Estates, as development manager, to develop the building which is the former Daily Mail HQ.

Carmelite Riverside will attract occupiers looking for a Grade A building in a prime riverside location, particularly those from the West End, City and Midtown, where new Grade A stock is in limited supply.

Leasing agents for Carmelite Riverside are CBRE and Knight Frank. The architect is Fletcher Priest.
