The building designed by Eric Parry Architects is a state-of-the-art office and retail building spanning 176,000 square feet across the ground and upper ten floors.
Developed by Aviva Investors and designed with a strong emphasis on environmental sustainability, it targets a BREEAM ‘Outstanding’ rating - the highest sustainability certification available - and is aligned with the Carbon Risk Real Estate Monitor’s (CRREM) decarbonisation pathway requirements.
The building operates completely on electricity, eliminating the use of gas boilers. It features nearly 300 cycle spaces and high-quality end-of-journey facilities, promoting eco-friendly commuting options. One Liverpool Street is expected to achieve a 33% carbon saving compared to current Building Regulations.
For indoor environmental quality, high-performance HEPA filters are installed, designed to remove at least 99.97% of particles from the air. In addition, the structure boasts a green roof to enhance local biodiversity and manage rainwater effectively. The completion and occupation of One Liverpool Street are expected in 2026.
2019 November - the City of London decides to grant planning permission for demolition of the existing building and over-site development to provide a 10-storey building for office use (Class B1) (24,134sq.m GIA) with retail floorspace (Class A1-A4) at ground (615sq.m GIA), roof plant and two levels of partial basement.
