It is always exciting to visit a development before its completion but what would you expect to see at the construction site of a 75-storey skyscraper?

Last week we had a chance to join the developer Chalegrove Properties for a site tour to celebrate the topping out of their latest project on the Isle of Dogs in London. Landmark Pinnacle is set to be one of the tallest residential buildings in London when it completes in 2020.

The new addition to London’s changing skyline includes 752 apartments for private sale (there are 822 residences in total plus 160 serviced apartments). Landmark Pinnacle was officially launched to the market back in May 2017 with suites, 1, 2 and 3 bedroom apartments for sale from £425,000.

On the day of our visit, around 390 builders were on site working towards completion. More than 70% of the units have already been sold off-plan and as we found out, there are some good reasons why the development is so popular.

An important attraction in this rectangular shaped building, designed by Squire & Partners, comes with almost every possible facility you can think of. Set on five entire floorplates of the tower, the amenities take up 25,000 sq ft/ca 2,322m of space.

The good sales were boosted by the developer’s flexible payment schedule set up for buyers in the early stages, where the 20% downpayment would be paid in the instalments of 5% after every 6 months. This flexible option proved to be a great help for many first-time buyers. The rest of the payment, 80%, is traditionally due upon completion.

But the main draw for the buyers has been, of course, the view. “Your View Matters,” says the development’s wise slogan.

Our first stop of the tour was the roof terrace on the 75th floor. This is the view to the west along the River Thames.

You think one would be afraid of being that close to the edge at 784 ft/239 metres but in reality, you get used to the height very quickly.

This space will fit two double height roof terraces, complete with an all-weather lawn, a water feature and backlit walkways surrounded by whispy planting.  The gardens can be exclusively reserved by residents to host parties and special events.

The west-facing apartments will have a great view of the iconic buildings in the City.

At 244 metres, the neighbouring One Canada Square was once the tallest building in the UK (from 1991 to 2010).

The views from the next amenity space on level 56 are just as breathtaking. Facing west, this is where the treadmills will be lined up.

The east side of this floor will have room for a spacious residents lounge. There are also two private dining areas complete with service kitchens on both the east and west sides of the building, which residents can book for private occasions.

On to the next amenity floor – floor 27 will have a west-facing town garden and east-facing play garden for kids with funky pathways and wild plants. There are not many developments in London with a dedicated indoor space for children.

The landscaped Panorama Garden Square on the opposite side will look like any traditional garden square in Mayfair or Chelsea. It will be the only space of its kind within a residential tower and a first of its kind for London.

The rest of the amenities in Landmark Pinnacle include a cinema room, golf simulator, putting green, table tennis room, two arcade rooms with snooker tables, lounge and relaxation rooms, and meeting facilities.

It is not easy to buy a home off-plan, which is why the developer has taken advantage of the latest technology. The virtual tour of all the amenities feels so real, you’ll have to sit down for it!

Just around the corner from the marketing suite, is a 2-bedroom show apartment ready to give you a better feel of the type of design and quality that can be expected from the completed home. The architect of the building, Squire & Partners, also designed the interiors.

Chalegrove Properties has also set up a test garden environment in front of the showhome. The designer of landscaping at Landmark Pinnacle is Farrer Huxley Associates.

Prices for the new homes ranging from 426 ft2 to 1,171 ft2 on levels 11 to 64 currently start from £480,000.
